Enquiries · Updated October 2026 · Phil SkeneMortgage broker lead generation from the traffic you already have
Before spending more on getting people to your site, it is worth fixing what happens when they arrive. Most broker websites lose good enquiries quietly, every week, without anyone noticing.
The quiet leak
Someone is curious about buying. It's 9pm, they're on the couch, and they land on your site wanting one answer: how much could they borrow? If the only options are a contact form and a phone number, plenty of them won't use either. They'll search again and find someone who gives them a number now. You never knew they were there.
Referrals leak the same way. A referred client almost always looks you up before ringing, and your homepage is the first room they walk into.
Six practical moves
1. Answer the first question on the homepage
Put an instant borrowing tool at the top of the homepage, not on a sub-page. LeadPops, who build these for mortgage brokers, put the difference at 2 to 4 times more completed applications when the tool is the first thing people see, compared with a contact form. The MFAA's Find a Broker campaign now opens with borrowing calculators for the same reason.
2. Give before you ask
Show the number first. Then offer something worth trading details for: a game plan, a lender shortlist, the steps that lift their borrowing power. More on this in our guide to what a broker website calculator should do.
3. Know who you're calling before you dial
An enquiry that arrives with income, deposit, debts, purpose and timing lets you pick out the most valuable conversations first and open them confidently.
4. Ask for the best time to call
One small field saves a lot of missed calls. People who chose "evening" tend to pick up in the evening.
5. Treat urgency as urgency
A refinancer whose fixed rate ends next month should not wait behind someone who's a year away. Put the urgency in the subject line. Our refinance guide covers this.
6. Get found locally
A properly filled-in Google Business Profile, a steady stream of reviews after each settlement, and genuinely useful local pages bring more of the right people to the site in the first place. Fix the front door first, then widen the path to it.
What to measure
- Finished enquiries per week from the website, not just form submissions
- How many arrive with full financial details
- Time from enquiry to first call
- Enquiries that become applications, and settlements
- Total borrowing power coming through each month
Where the engine fits
The Borrowing Profile Engine handles moves one to five in one place: it sits at the top of your homepage, gives the number first, captures the full picture with the best time to call, and flags time-sensitive refinancers. Every enquiry is tracked so you can see what it brings in.
Common questions
How can a mortgage broker get more enquiries from their website?
Answer the question most visitors arrive with, how much can I borrow, at the top of the homepage. Give the number first, then offer a personalised plan in exchange for details, and follow up quickly at the time the client chose.
Do referral-based brokers need a better website?
Yes. Referred clients usually look a broker up before calling, so the homepage is often their first impression. A good borrowing tool also catches visitors who were never going to ring.
What should brokers measure on their website?
Finished enquiries per week, how many arrive with full financial details, time to first call, conversion to applications and settlements, and the total borrowing power coming through.
Stop losing the people who are already visiting.
Have a go as if you were a client. On your site it sits at the top of your homepage, in your colours, and sends you their whole picture.
